I will conduct a buyer counseling session to discuss your needs and goals and to plan the search for your property.

2. I will discuss in detail the nature of your buyer representation and explain Colorado Agency laws and how agents work for you.

3. I will explain the representation agreement to you and the benefits and services it offers.


Offer to arrange a pre-qualification or pre-approval with reputable lender to identify range of buyer affordability and increase negotiating strength.

5.  Provide, or have the lender provide, a good-faith estimate of closing costs and down-payment requirements that are anticipated.

6. You will benefit from my experience as an investor to get the best  rates and terms possible from the lender you choose.

Customer Service

 Based on your needs and wants, I will preview targeted properties both online and in person. 

8.  Show potential homes to buyers.  Focus attention on location and price.

9.  I will return all calls and email promptly, and provide you with ongoing market developments in areas of interest to you.


I will prepare a negotiation strategy for the property you have selected, including a market analysis of recent, comparable, sold properties.

11. I will provide advice on the initial price and terms to offer.

12. I will present the offer directly to the listing agent and explain and attempt to persuade them to accept the offer. At attempt to persuade them to accept the offer.

Transaction Assistance

  I will provide you with all supportive materials regarding the property, explain the purchase contract in detail, monitor and inform you of progress of the purchase agreement, including the satisfaction of all contingencies and conditions, during the entire transaction.

14.  I will recommend that you obtain a professional building inspection, radon test and any other necessary inspections and provide you with the names of reputable inspectors. 

15.  I will provide you with copies of the seller's property disclosure (if applicable) for your review. 

16.  I will accompany you on a final walk-through of the property before closing, and I will assist you in dealing with any problems discovered during the walk-through.
